Comstar Advisors, CStar and Rupe Helmer Group Announce Construction of New Mixed Use Residential Development in Downtown Tulsa
A new crown jewel to the Brady Arts District will be debuting at 110 North Boston Avenue in the Summer of 2018, in downtown Tulsa. The Flats on Archer, a multi-family mixed use development, will grace the northwest corner of Boston and Archer. The Flats on Archer is the vision of developers, SATTCOM Investments, a partnership formed by Sam Combs and Howard Aufleger, longtime friends who attended Stillwater High School together.
Combs and Aufleger partnered with the Tulsa Development Authority (TDA) on the land purchase. “TDA has been a great partner in this endeavor. This groundbreaking is a celebratory moment for them too. We are pleased for the opportunity to develop on such a prominent piece of land in the Brady District,” says Combs.
The Flats, an $11 million dollar plus project, will help ease the growing demand for residential space in the heart of Tulsa’s action. “We’re really catering to people who aspire to live an urban lifestyle,” explains Combs. Combs and Aufleger believe their target audience is young professionals, but the units would be equally suitable for empty-nesters looking to downsize.
The new push for urban development is the driving force behind projects such as The Flats. With the increased interest in downtown development, it’s expected that housing will be increasingly in demand as bookstores, restaurants, hotels and even a grocery store are expected to make their way into this revitalized and vibrant area of Tulsa.
“Rupe Helmer Group is pleased to be part of bringing this exciting project to the Brady District and downtown Tulsa,” says Danny Kennedy, Vice President of Construction at Rupe Helmer Group. “Our experience in multi-family construction and cost control measures have made for a great relationship with the architect and developer. Our project team, including Wade Siebert, Senior Project Manager and Dan Outlaw, Superintendent, is eager to deliver a project that our entire team and the Brady District can be proud of,” says Kennedy.
The unique, five story, 62-unit property will have a modern façade design, constructed primarily of metal and brick with some stucco. The property will also have commercial space on the ground floor, for which Combs and Aufleger are currently interviewing for potential occupants, “We are looking for a unique tenant, something that fits with the environment of the Brady Arts District, perhaps a café or market. We want a space that provides all the conveniences of urban living and most importantly meets the needs of our residents,” says Aufleger.
The stylish loft style units will be available in one and two-bedroom floor plans with each unit having a balcony. Limited covered parking will be available onsite as well as additional parking nearby. Amenities will include a multi-level fitness facility with separate spaces for strength training, cardio equipment, and an designated yoga space. A meeting space, available to residential as well as commercial tenants for business or private parties, will be adjacent to an open roof top entertaining space which will offer amazing views of Guthrie Green and the surrounding area. The building will be equipped with smart technology, offering tenants the ability to operate much of a unit’s electronic system via cell phone.
As the number of people seeking urban living increases so does the demand for properties like The Flats that allow tenants the opportunity to walk to destinations near their place of residence. Jeff Speck, a national planning expert, presented his study “Downtown Walkability Analysis” recently to the Tulsa Downtown Coordinating Council. Broadly speaking, the plan includes less space for automobiles and more space for bikes and pedestrians, while encouraging better transitions for pedestrians between downtown’s popular districts, like the Brady District.
Combs and Aufleger expect demand to be high for the property centered in one of Tulsa’s most unique and interesting neighborhoods.
